GETTING TO 3 PROPERTIES
The Academy curriculum is not a pile of property topics. It follows 7 steps that every investor moves through as they start building a small portfolio.
POSITION
Before anything else, an honest read on where you actually stand. Deposit, borrowing capacity, serviceability, timeline. Most people skip this and start looking at houses, which is why they waste eighteen months chasing properties they were never going to be approved for. The Portfolio Readiness Assessment does this properly and it is the first thing you do.
RULES
You write your investment criteria. What return you require, what risk you will carry, what you will not touch at any price. Once this exists on paper you stop deliberating over every listing that appears and start filtering in seconds. This single document is the difference between an investor and someone who just browses property portals.
ASSESSMENT
Risk, Opportunity, Capital and Kill. The ROCK model, applied to one property at a time. You take any listing and produce a defensible yes or no, with the assumptions written down so they can be argued with. Including, and this is the part nobody teaches, knowing when to walk away.

How much money do I actually need to start?
Less than most people assume, and more than the internet claims. The Academy shows you how to work out your own number rather than copying someone else's.
I have no property experience at all. Is this too advanced?
No. It is built for people starting from zero and it takes you to roughly your third property. If you are already past four properties and your lenders have stopped saying yes, you may have outgrown this and need the Accelerator.
What is the difference between the Academy and the Accelerator?
Financing method. The Academy covers everything you can do with conventional mortgages and buy-to-let lending, which for most people is properties one to three. The Accelerator is for what happens after that, when you are raising private and commercial capital.
How much time does it need?
Around two to three hours a week to get real value. The curriculum is self-paced so you can go faster. The Community Call and the group chat run live, so the more you show up the more you get.
Is this relevant if I am in the UK rather than Ireland?
Yes. The frameworks are jurisdiction-neutral and there are community chapters for both markets. The tax and legal specifics differ so both are addressed. We are also working on a dedicated Spanish chapter.
